Smart Ways To Maximize Land Use


Building a house and in rural areas today is not easy. We have a few architectural tips to maximize your land when building a home. 

1. Paint it bright, and or light
Bright or light colors help the room or the furniture stand out. Also, pay attention to the lighting based on the function of the room, as some colors simply don’t work for certain functions such as working or drawing/designing.

2. Imagine the room dimensions
When designing a room, keep in mind what you’ll use it for; is it multifunctional so you won’t just use one spot? Say, you want to use this one corner in the dining room for wine dinners with friends. That way, you can better plan where to install a partition or a window. 

3. Dual-function stairs
Consider installing bookshelves or drawers under the stairs, a small reading or TV corner, or even a single bed. Carefully consider the functionality and flexibility of such dual-function.

4. Home verticalization
An extensive and large house is mostly associated with horizontal buildings, which require more sizeable land. But sizeable land is hard to get these days, so a vertical house is a viable alternative. Keep in mind that building it requires patience.

5. Wide glass windows
Window size and placement helps optimize buildings. Think about how much natural light you want and find the most optimal spot for a window.

6. Understand the land orientation
Where is north? For example, if you live in the southern hemisphere, you need to find where north is and consider how the sun moves across the sky over your land. Whether your living room faces the north or northeast will radically change the quality of light you get and your mood.  Do something to keep yourself hidden from the high summer sun and avoid that heat in the summer with awnings and external shades. Understand how the sun moves across the land.

7. Ventilation is vital
Ventilation is vital to make the air flow across the house. An open-floor plan allows for natural ventilation. Roof vents, hollow attic vents, and ceiling fans help.

8. Pay attention to volume
In addition to the light, also consider the volume. Consider the ceiling height and how you can shape the ceiling to make the room feel more spacious than the actual floor plan.

Some architects recommend a minimum ceiling height of  +- 2.7 m, especially in a one-story house, which is enough for a +-2.4-m window, which is the maximum height of aluminum framed glass windows. This will help maximize conventional domestic construction methodologies and building materials to optimize floor plans.
